We all had a great time!

Nice home and great location. We arrived late in the night and it was easy to find. It was great working with the property manager. He stopped by the first morning during our stay to make sure we had everything we needed. He was very prompt in responding to any questions we had. Loved the pool and the lake view. There is an option to have the pool heated; just make sure you request it ahead of time or when you arrive. We spent alot of time at the pool. It was also nice having a grill at the backyard. Thank you for letting us stay at your home.

Lovely Home

The home is beautiful and very spacious. It was a large group of us and everyone had space to stretch out. We really enjoyed ourselves in the home and would love to stay again. The property manager is also excellent. If we had any problems or questions he handled them right away.

Beautiful house!

We really enjoyed our stay here. The place was huge and very nice! We loved the pool and lake, and loved being able to fish. We used the game room a lot, it was very nice to have. We would (and probably will) stay here again!

Amazing Home in a beautiful area

The home is large and beautiful. We had 7 people in total with us and there was plenty of room for more. The Management came to check in and make sure everything was ok for us the first day we arrived. Any time I called or needed anything the management was quick to respond and very accommodating. The pool, hot tub and amazing view was so nice to wake up to every morning. The teens took advantage of the pond and went fishing every day. They caught lots of fish. There are beautiful birds in the area, lots of ducks and baby ducklings. We took advantage of the volleyball area which was very nice. The teens also played Tennis and Basketball while we were there. The trail around the lake was great for our morning walks and runs. The people in the area are very friendly and welcoming. The home had everything that we could ask for. We will definitely return during a time when things are less stressful in the world and we will be able to enjoy this home and this beautiful area to the fullest.

A BEAUTIFUL Oasis

Our family stayed in this Lake Berkley home this passed March. Even before getting their, the owners were helpful, kind and extremely thoughtful. On arrival, the home was SPOTLESS. Each room was flawless with plenty of towels, blankets and pillows. There were also SO many extras: games for the children, lots of pots/pans, etc. The pool and spa were immaculate. The water was clear and clean. The view from this home is possibly the best part. There is a small island right in front of the house were the most beautiful white birds have made their home. We all found ourselves sitting around the pool watching them quite frequently. The location of the home is ideal. VERY close to Disney and Orlando, but it feels like it is in it's own little town. The workers at the gate were also friendly and helpful. Overall, I highly recommend staying here, you won't be disappointed.

Wonderful stay!

We happily returned to this Lake Berkley vacation home for the entire month of March 2020. Once again, it was perfect for our group of family/friends. Much like the year before, our check in at the front gate was smooth and we were granted access quickly. The house was clean and more than ready for us. We had requested the pool heat to be turned on, which was taken care of before we got to the house. The pool area is our favorite area of the house with an oversized pool deck, huge pool, sparkling view of the lake (and Bird Island) and sun all day! We also love the walking trail around the lake. The entire house was stocked with everything that we needed from pool towels, every kitchen utensil (even more than last year!), dishwasher detergent, a bottle of wine and a welcome packet. We also learned this year that it is easy to order delivery right to the front door! Wonderful communication with the owners, a beautiful house that many people can enjoy at the same time and the best setting in the entire development. The location of this property cannot be beat, as it is close to all the theme parks, restaurants and golf courses. There is truly something for everybody. We look forward to returning!

AMAZING!!!

Stunning property which full filled all expectations. All 12 people were so impressed.

All family had a wonderful time . Clean well equipped villa in fabulous setting. Pool , hot tub , good fishing and wildlife what more could anybody ask for. Ultimate luxury. Owners very helpful in year leading up to vacation and should be very proud of what they have created! Secure complex well situated for all Orlando attractions. Very impressed.

The Perfect Home Away From Home!!!

My family and I really enjoyed our stay at this villa. The house was clean, comfortable, tastefully decorated and equipped with everything we needed…and more! The kids really enjoyed the pool and the activities in the game room. The hot tub and view of the lake and wildlife was a big hit with the adults. The homeowners were a pleasure to deal with. We also appreciated the well-stocked kitchen, the homeowner’s warm welcome note and gift. The management company even stopped by during our stay to say hi and make sure everything was ok. A perfect home away from home!! We would absolutely recommend this home, and have no hesitation to book again.

Beautiful villa had everything, and I mean everything we needed. Pool area has a beautiful view over a small loch, sat and watched the wildlife with breakfast every morning. We especially enjoyed the games room, played pool most evenings. The location was excellent, 2 mins to Walmart and close to all the parks.
I wish I could have stayed longer. 10/10

Excellent well equipped accommodation

Absolutely stunning setting with views over lake and bird island. Lovely villa with really lovely furnishings. Everything was thought about. The pool is a nice size and the Jacuzzi is a great temperature and at night has pleasant coloured lights.
The villa is close to parks and other attractions. Communication with the owner was excellent

Lovely clean accommodation with everything you need

We found the villa very comfortable and had everything we needed. I particularly liked sitting outside with the view of the lake, eating  breakfast, reading and even sat undercover watching the storms over the lake.
Had great support from the owners before arriving and the management company checked all was ok on our first day and spoke to us again before we left.

Fantastic Holiday at a Beautiful Property

This villa is truly amazing. We have just come back from a week there in March, and have absolutely loved it. From the high ceilings to the tasteful decor, from the well appointed facilities to the stunning location, there was nothing we didn't like about the villa. The open plan kitchen/lounge/dining area combined with the mezzanine feel, afforded a sense of both openness and space coupled with privacy. Whether relaxing by the pool taking in the splendor of the lakeside location, or at night relaxing in the hot tub, we came away from our stay, well and truly relaxed having enjoyed a thoroughly beautiful villa, and would stay again in a heartbeat.

The friendliness and approachability of the owner Willem and Viki in their communication encouraged a good 2 way dialogue that gave both sides confidence.

Very nice place !!!

Just got back from Lake Berkley, the house was very well kept! We loved the new grill and the pool heat was amazing!! Hot tub was used a lot and everything worked well. I was cooking for 8 guys and the kitchen was well equipped. Had a lot of fun fishing in the lake. We caught sunfish, bass and tilapia, even had an otter swim by !! Very clean place, I would defiantly recommend this place. Thanks again, Duane from MN

What a great property & home!

Had a fantastic week at this property. Beautiful home with all the amenities you would need. Top quality furniture and appliances, great pool and hot tub, and a fantastic view of the lake and wildlife. Great location, good view, well furnished villa

Villa is in an excellent and quiet location on a gated resort with 24hr security and is convenient for all Orlando attractions. It is well furnished both inside and out and has an excellent pool with views across a lake complete with an island teeming with birds. The owners have also provided plenty of games and entertainment for the entire family in the converted garage. Highly recommended.....

No disappointments here!

I brought down my family of eight, this residence is meticulously kept and the owners have genuinely tried to consider every need and want of their guests. One of the biggest concerns of booking the trip is being disappointed. The transaction was very straightforward, with no surprises. I had the opportunity to communicate with the owner of the home, who leaves you with the impression that he is not just renting a property he has a genuine interest in making sure people are comfortable in his home. I would highly recommend this place to stay. At the risk of making this seem like a constructed advertisement I will close by telling you that this home and it's amenities along with the owners personal attention made this a very successful relaxing and enjoyable trip for the entire family .

Across the Pond family vacation

My grown kids live in London, and we chose to meet at the Lakeside Villa. We enjoyed our stay. The location was was central to our activities. The house was clean and spacious. The clubhouse amenities were not as good but that was okay because the house with the pool, hot tub and lake front activities were great! We had one issue with the house and that was resolved as soon as possible. I would recommend this home.

Yet Again This House was 5*

Stayed Here Many Times.....What a Setting In The Middle Of The Lake ! We have stayed at this house at least 6 or 7 times over the last 3 years. The views are amazing, the location is great.....close enough to the parks but set in a beautiful community. We feel that having security guards 24/7 on the entrance to Lake Berkley give's great peace of mind. The gardeners are forever out maintaining the grounds which are first class and always well presented. The games room in the house is superb and we have spent many hours playing pool and makes a real change for the games room to be air conditioned. The pool deck is always well used whether it be for breakfast time, lunch time and evening drinks. I have no idea how many hours the children spent in the pool but they all had a super time and were always in their swimming costumes. The views are AMAZING, The House is BEAUTIFUL ! This house has left our family with hundreds of happy unforgettable moments and we hope to return.

Superb Orlando rental!

This home is the perfect vacation rental for the large family. You will have everything you need and then some. The owner is very prompt in communication and the local property manager is very responsive. You will like the home and its amenities so much there will be days where you will want to just stay and chill. I highly recommend this property and would very much stay again.

Absolutely stunning, very well equipped, excellent

We were a party of 9, various ages and we were totally amazed when we entered this beautiful property. It was clean and very well maintained. Every kitchen appliance that you could want was there, (the only two things were~the waste disposal did not work~and we could have done with a few more tea towels),,but these things did not mar the joyous time we were there...the Master Suite is fit for a king..beautiful wood furniture and an amazing en-suite..all other bedrooms very light and airy,and to be welcomed with the marvellous pool and hot tub after a hot day out was extremely appreciated.The fishing in the lake was very abundant and we very carefully placed them back into the lake...The house is very near all ameneties and you could walk to Walmart (20 mins..24 hrs), parks not too far..many good restaurants pratically on your doorstep.We would most definately recommend this holiday house and we had a visit from the Manager to ensure all was ok...booking was very straight forward. We would all go back for another holiday.

Management services were excellent, we had trouble with a couple of TV's the first day and a gentleman was there within 10 min. and fixed the problem ! No other problems arose during our stay. Brilliant Villa at Lake Berkley, Orlando

My family and I stayed in this beautiful villa at Lake Berkeley . We have been lucky enough to go to Orlando every year for the last 10 years. This villa has been , by fare the best villa we have stayed in. Everything is there that you can wish for. Clean and spaces rooms, comfortable beds, playroom , lovely pool with the most beautiful view overlooking the lake. Highly recommended . We will be back next year.

Excellent property!

My family of 12 stayed at this beautiful house over Thanksgiving. Everyone had plenty of space where you didn't feel like you were on top of each other. The pool was very nice and view of the lake made you feel like you were a miles away from everyone (which can be hard to do in Orlando). All of the rooms were very well decorated and beds were comfortable.  House is very convenient to Disney, restaurants and shopping. Highly recommend!

Best Choice!

Stayed for 5 days while taking my 3 year old daughter to the theme parks for her 1st time. This house is an awesome choice. It is furnished beautifully and the kitchen is better equipped than any rental I have stayed in. My in-laws traveled with us so we had a total of 6 people and the house is so spacious we never felt intrusive on one another. The pool was very clean with GREAT privacy and the hot tob was PERFECT after 12 hours at a theme park! My little girl loved the Disney themed room and the drive to the parks was only about 15 minutes. The community is very quiet and well kept with added security of a gated entrance. You will be VERY challenged to find a better vacation rental than this one!!

First Class !

Great holiday, Stayed 2 weeks in August 2015. The villa really is first class, everything you could wish for your own home let alone a holiday home. Property is spacious, very clean and furnished to a very high standard throughout, it delivered on every aspect of the website description. The peaceful gated Lake Berkeley resort is a family favourite, we have been coming here for many years but this villa is the best we have stayed ain by a long way.

Dont look any further - this villa has everything you need for a fab holiday

Stayed from end of March 2015 until mid April. Villa well proportioned with good layout (especially for a few families staying together). Everything we needed and all clean. Private pool area with great outlook. Clean pool and very hot spa. Great location for all parks and close to supermarkets and restaurants, yet very peaceful, quiet and secure. Perfect for relaxing and soaking up the sun. Hopefully will be back to stay in a few years - highly recommend to all. Many thanks to owners and their management company.

Wonderful stay in a beautiful community

We arrived in the Villa early evening on 3 January. We were pleasantly impressed with how spacious and beautiful the home was. The ceilings are very high and the layout is amazing. Although we had a little issue with the spa and the heat for the swimming pool, those concerns were fixed immediately. The management company is excellent, the owners are very quick to reply. We enjoyed the game room. I think we played pool every night. The large tub in the master bedroom was perfect. The view of the lake in the morning is beyond amazing. It makes for a perfect walk in the morning. There are supermarkets and restaurants nearby. Everything is within a few minutes drive. This is a gated community which adds to the attractiveness of this home. There are 24 hour guards and they are very friendly and polite. I would not hesitate for one moment staying here again. Highly Recommended - A++++

Just arrived back home from a 3 week stay in Florida. Before booking we took a long while comparing different options and due to the details and photos posted online we booked lakeside villa in Kissimmee. We found the villa easy to locate and our first impressions on arrival were that the villa was better than we could have ever expected. Everything we could have needed for our 3 week stay was on hand. The villas pool and hot tub went down a treat with all of the guests young and old and is a must if you book. Throughout our stay we visited all of the theme parks and after speaking with friends and relatives confirmed that the villa is situated perfectly for all of the parks - between 15 - 20 mins and only 2 mins from Walmart!! All in all this villa is highly recommended by us and our friends, you'll struggle to find something as big and with the views that this offers.

Family Holiday July 2014

We stayed for two weeks in July / Aug 2014, family of 5 with children 11, 16, 18. House was of a very high standard and we especially appreciated the air conditioned games room (many are not and are too hot to enjoy in peek summer months, the hot tub which was just fabulous (a full size hot tub not just an add on to the pool) and the heated pool which was a real luxury. The location was good with plenty of quality restaurants nearby also close to I4 and International Drive and all parks. The management team were also excellent, we had one reason to speak to them and they were extremely efficient. Overall we were very impressed and felt the property was very well maintained and had all of the mod-cons needed for a truly enjoyable family holiday, we would be happy to recommend and would consider staying here again

Perfect Florida Villa

We have stayed in several vacation homes in Florida and this was by far the best. Location near Disney, shops and restaurants is great. The homeowner was great to work with and answered all of my questions very quickly. The home was clean and the beds were comfortable. The lake view was wonderful and the family had a great time fishing. Loved the pool and separate hot tub. The pictures are very accurate. We had 7 adults and 4 kids and had plenty of room. We very much appreciated the baby items including beds, high chairs and strollers. We would definitely return and recommend to our friends and family.

Family Vacation

My mom decided to take the whole family to Orlando for the holidays. We stayed here from 12/27/13-1/4/14. Our party consisted of my mom, my family with kids aged 14,17 & 20 and my brothers family with kids age 4 & 8. The house was perfect. The kids loved the pool and I loved the hot tub. The weather was not that great but we loved the heated pool and hot tub. We hit the parks many days and it was great coming 'home' each night to this great house. We even had a family New Years Eve party where my wife's cousin stayed over and the house was great for a party. Being on a lake also added beauty each morning and some good fishing. We caught and released and got a great tip from a neighbor to use bread or hot dogs for bait! We had a flight issue due to storms in Chicago and one quick e-mail the owner let some of our party check out late. The resort and owners are very responsive. Thanks for a great vacation!!

The Florida Crew - Leicestershire

The property was everything we hoped for and more! very well equipped for a large family vacation. The owners have thought of everything. The owners and the management company were extremely helpful. The gated community is very well maintained and quiet. The staff were all very friendly and eager to help. The location is perfect for all of the parks. Bachmann Family

Wow! What an unbelievable, wonderful experience to have! The communication prior to even getting there was great! You get so many extra tidbits, that trust me, come in handy. The house is perfect in so many ways. Even though we were a small party of four, it exceeded our expectations. The view of the lake is priceless. The rooms are spacious, plenty of closet space, dressers, TV's, you name it. You get to leave the parks, (which are just a short distance away) come back and get away from the crowds, swim privately or soak your aching feet in the hot tub. If you need staples, Walmart is about 2 minutes away along with fast food places. There is a main highway down the road that is loaded with restaurants, shops, outlets, flea markets and souvenir stores. I can't think of another place I'd rather stay than here! Thank you so much for making our vacation more than what we anticipated.

Didn't want to leave

If your looking for a villa that accommodates large groups, then lake view villa is the one to choose. We were a party of 11 which consisted of 9 adults, 1 toddler and 1 baby and we all had a brilliant time. Its in the perfect location for access to all the parks and the 192 and your nearest Walmart a stone's throw away. If we had to choose which part of the villa we enjoyed the most would have to say the pool area. We loved spending time around the pool especially in the evenings after a long busy day in the parks and the cheeky ducks, birds and squirrels made it all the more enjoyable. The hot tub was also enjoyed by all, a great addition to the pool area. We highly recommend this villa to all and would have no hesitation in booking again in the future.

All in all - a great experience

This was our first experience at renting a vacation home in Florida. We have previously stayed at Disney condos or hotels on site or at multi-unit condos off-site. Because this was a large party of 11 persons, we wanted to be able to actually spend time with each other while we were not visiting the parks. To do this, we had to have a large house and this house certainly fit the bill.
It was beautifully furnished and spacious with enough room to either be together in the living area or alone in other areas of the house or pool. It was very clean and had all the amenities listed in the description of the property. The screened private pool was sparkling and the children enjoyed that - sometimes, I think, more than the theme parks. It was just the right depth 3-5 feet. This is a gated community and we felt very safe there.
The house is situated on a lake and there was privacy while using the pool and hot tub. The travel time to Disney was probably about 20-25 minutes - the roads were not congested and it was an easy commute The convenience of a Wal-Mart nearby helped with the continuous supply of food we seemed to bring in. There is also a Publix not too far away. There are a number of chain restaurants within a few miles of the house. We would not hesitate to recommend this house to friends looking for a place to stay while visiting the theme parks. We would certainly use this house again if our party were large. Communication with the owner was excellent. One minor issue with a needed repair was done very quickly. All in all - a great experience.
